Is renters insurance for people renting a place or for the lanlord who rents out their place?

September 2nd, 2010

I’m a bit confused. I was told when I refinanced my condo that I need renters insurance for my condo. We rent out our apartment to tenants. I’ve been doing some research and only see info on renters insurance for the tenant. I have condo insurance also. Thanks.

renter’s ins. is for people renting the unit, not for the landlord. The renter’s ins. is for the tenant and the condo ins. is for you.

I own a place and my friend rents a room in my house. Do I have to report that as income to the IRS?

August 30th, 2010

I would think that since it’s my primary residence it wouldn’t have to be, but I know that’s just too easy to be true.

Yes you do need to report it. If you make a profit report on a sch E that attaches to the 1040. BUT if you only charge for expenses used by the renter you may have a not for profit rental. Check out Pub 527 chapter 4 Page 17

How do I break it to the rents that I want to be vegetarian???

August 27th, 2010

Because I want to. But my parents aren’t that accepting about anything they’re unfamiliar with.

Having been in your situation 10 years ago, I fully understand your concerns. I grew up in a Mediterranean household. Every meal had meat in it. The idea of becoming vegetarian was the most LUDICROUS thing my parents had ever heard of and when I tried to say "I’m vegetarian" they’d dismiss it like I was talking rubbish. I still got served meat every night and I was forced to
a) pick the meat out of every dinner I had (which was of course insulting to my mum, who’d gone to the effort of cooking for me)
and then
b) learn to cook for myself.

Your best option is to NOT take the "animal rights" angle with your parents. If you do this, they will get defensive because essentially, it’s like pointing your finger at them and saying "How COULD you? You’re spending your life eating in a way that’s so cruel and evil".

What you need to do is simply say "I’m becoming a vegetarian".

Make sure you research nutrition – you need to be able to support your arguments. Let’s face it – your parent’s aren’t worried about the animals, they’re worried about your health. They’re going to drill you about protein and iron… at the very least!

You will also need to learn to cook for yourself. You can’t expect to impose your new lifestyle on everyone else in your household. Learn to make some veg meals… experiment and when you have perfected them, take the initiative to cook a veg meal for your family once a week.

If you can do these things successfully, you will manage to skip the stage of your parents resenting you for not wanting to eat what they prepare for you. Believe me – I KNOW!

Is there a car rental agency that rents minivans with DVD players?

August 20th, 2010

I’m looking to rent one of those minivans with an attached DVD player. I’ve gone to several different company websites, but none of them have DVD listed under there "extra features" section.

i would check with hertz. but dont check on their website. i would actually call them. and if at all practical for you, try to call their airport location. typically the airport locations have a better selection than the local offices.

How much notice is required before raising rents in London?

August 17th, 2010

I live in a hostel-like house, we pay monthly, can stay 12 months, but can leave anytime with 2 weeks notice. We are being told rent is going up in a month and a half. (and yes i know its a different country) back home no matter what kind of lease you have you must be given 3 months notice of a rent rise, so this seems wrong to me.

i’m not too sure, i think it might be stated in your contact
