Would you add a bedroom to a 2 br house or just sell the house and buy a 3 bedroom?
March 3rd, 2010 | by admin |I am in a situation where I just need a extra bedroom. I thought about looking into adding a room. But then I thought it might be easier just to sell the 2 bedroom and buy a 3 bedroom. Any one ever been in a similar situation?
Definitely, Add on. No doubt about it. Adding on is the way to go. What a hassle to sell your home especially in this market! Then the ordeal of finding another one you want, and all the crap of down payment, credit approval, relocating… Wow. You’re kidding right?
You’re talking hypothetically–if it were you… kind of question, right?
How old are you? It’s your parents‘ home or something, right?
C’mon???

With the state of the house market (assuming you are in the UK) at present the last thing you want to do is try and sell a house (no buyers and falling market value) and and then buy another (assuming you need a mortgage).
Guaranteed to drive you to drink/and or suicide at present!

get estimates from licensed contractors (dont talk to the unlicensed ones cuz you could end up paying more and they wont do a good job) and keep in mind that you may have to purchase carpets or hardwood floor for the room.
Right now, it may be easier to just add it on because of the credit crunch. Its not that easy to get a morgage now. You should still look into how much its going to cost you to sell though.

Right now it would be difficult to sell your home. If you can finance the addition, go for it. I’d add extra BA with extra BR. We have 4 BR and main complaint from potential buyers was lack of MBR with MBA–buyers don’t want to share BA with their kids. I thought that was family time<; Don’t make your home the biggest and best in the neighborhood–doesn’t pay off in resale.

Like other have said it is s a difficult time to sell. If you add on you will get what you want. If you try to sell and than buy it may be a long time before you get what you want.
A problem you face may be how to finance your construction. You may want to look into this before you go much further.
