Where are the air conditioners in high rise apartment buildings and skyscrapers in the USA?

I’m living in Shenzhen, People’s Republic of China. I live on the 9th floor of our 34 floor apartment building, and just had to have our external air conditioning serviced. I was alarmed and amazed as our air conditioning technician tied a rope around himself, and then went out the window to the external air conditioning unit to give it a dose of freon (as I held the rope!). My gf asked, what do they do in the USA?

In the USA buildings have central Air-Conditioning and the equipment is usually located on the roof of the building.

I need information on the mold standards for apartment buildings in Indiana?

I was looking at purchasing a couple of muli-unit buildings. The basement apartments had rotted wall boards and 2x4s. and the next time I saw it the wallboard was replaced in a few areas. What if I were to have bought them and then someone that lives there contacts the board of health?

You contact the Bard of Health first. I lived in an apartment in Columbia MD that unknown to me at the time was fill with black mold near every water source in the home, (hot water heater, sinks, bathroom) The only way I found this out was stepping on the floor I would sink in and after living there 5 months they finally set maintiance up there and that’s when they lifted up the carpets and oh my word.. During the 5 months before I was always coughing (ALWAYS< to the point of vomit) and it took another 10 months befor allergy tests revealed I was allergic to mold. But even 2 yrs later I still have breathing problems as the spores are in my lungs. It does take alot to prove the mold in the apartment did it, and lawyers said it would be even though I brought the Howard County HD in….It was me against the complex. It’s good see you as a potential building buyer are concerned with this issue. I would contact the Board of health and they will probably mention bring OSHA in for air quality tests

St Peters – Leicester – Apartment Buildings Stairwells pt1

Almost 10 years ago Leicester city council in England decided to move away from 24hr manned security in each 18 floor apartment building here in St Peters, Highfields, Leicester. (See www.stpetersnm.com )

What they opted for instead was 24 hr remotely monitored camera system which incorporated multiple cameras on each floor, at the entrance door to the building and inside each lift.

What the penny pinching pen pushers decided to do however, was to decide against putting the camera system on the stairwells.

To compound this lapse further they also decided not to extend the key tag entry system to the stairwell door in a way that would correspond with fire safety requirements. In 18 floor apartment building they left the downstairs stairwell door open to anyone who can tailgate (follow in behind) a legitimate resident at the main entrance door.

The highly predictable net result of this is that the stairwells of these high-rise buildings are often used for drugs, alcohol, loitering, and toilet needs by stoned or drunk gangs of youths and young men who have no business being in the buildings.

These stairwells become no go areas of dread and fear to many elderly residents or lone female residents forced to use them especially when the unreliable rickety lifts are out of order which they usually are.

So yes… to the penny pinching pen pushers at Leicester city council who came up with this whole situation www.stpetersnm.com would like to say “Thank you”… “Thank you very much indeed”. No doubt none of you live here!!!

I live in an apartment building which has 2 underground car parking areas. These parking areas, and the internal lobbies, are all lit day and night with the usual flourescent tubes. One of the owners here, has the bright idea of "saving us money" by turning off all the lobby lights during the day, and half of the car park lights at all times.
Apart from the obvious safety issues, I’m sure that there must be legal requirements for lighting, which the builders would have followed when putting up the place. Does anyone know how I could access these guidlelines ? I’ve tried Google, but not knowing quite what to ask for, I’m not getting much luck. Any help would be greatly appreciated.

There are no legal requirements for lighting. There are some code issues and insurance issues. The life safety code (NFPA) states that there must be at least one footcandle of continuous exit egress lighting. This means there has to be a minimal amount of light to see to get out of a building in an emergency. Also, many insurance companies require a similar amount of light in order to accept liability in a claim where lighting is involved.

In apartment buildings where you’re not allowed to burn candles, is burning incense allowed?

I’m moving out on my own in the fall and one thing that I enjoy to do is burn incense.
If I end up in an apartment, I’m wondering if incense counts as burning candles, because my grandparents live in an apartment and they’re not allowed to burn candles.
Will I set off fire alarms and get evicted for doing so?

It not so much what you burn. I think the apartment complex is most concerned that you don’t burn down the place : )

I have apartment buildings that will possibly be foreclosed on. What happens in a foreclosure in IL.?

The mortgage is $3,000,000. I have been offered a short sale of 1,500,000. If the bank does not accept this short sale, what is the procedure on a foreclosure on apartment buildings. Who gets the rent? Who pays the utilities? Who maintains the buildings? What happens to all the tenants (56 units involved)?

Lets start with the time line before they take building probably looking at 9 to 12 months depending on the type of judicial foreclosure they go after. The tenants stay and you might try to continue to earn income off the building while u manage it as they take it back. I have seen investors sock away over 100k in pure cash on deals like this while foreclosures happens and they make no payments and collect tons of rents. Is it right maybe not but who cares as long as you take care of the tenants and fix things as needed so there living doesn’t change.
Do not accept a short sale it could cause you a 1.5 million dollar tax liability if the bank sends you a 1099 for the forgiven amount of debt they have a paper lose on regarding your mortgage. you see the difference between what u owe bank and what the short sale is can be a tax liability to you. This is Cpa type area that you must be very careful about. Call a Cpa and discuss it briefly before you do anything you will regret later.
The tenants future is up to you if you go on collecting rents during this time phase of foreclosure you will have plenty of cash to take care of tenants and keep them happy. The buyer of building from bank after they take it back will be an investor as well so they will take over management and there shouldn’t be too many problems. If banks cant handle management usually HUD steps in and auctions it off for the banks. So this isn’t a big deal for tenants cause during the last year of your ownership its up to you to care for them. Just remember if you collect the rents take care of tenants first and pay other bills second and of course don’t pay mortgage cause bank will have property soon any ways why give them extra. Yes people maybe upset you are collecting money and not paying bankster but who cares those bums print money from thin air so why should any one feel guilty about a small business owner taking a few bucks off an asset before it goes back to the banksters. In the future be smart the borrower is servent to the lender. Pay cash for assets like me and you get rich easier. If you cannot afford a 3 mil property then buy a 50k house and get your 700 a month income off it with no pmts! lower returns maybe but you are safe from foreclosure this way and debt free.

I’m considering a career in selling apartment buildings in california for a reputable brokerage. Please advise with any pros and cons.

I could write a book on the pros and cons, but i will put it as concise as possible. If you a good networker and know plenty of people and love to met new people, you will not have any problems selling property in Ca. i have had people buy CA listings sight unseen just because it was in CA, but you have to know the people as in my own experience, i have sold more property that wasn’t listed on MLS or web sites or with brokers. Knowing the right people makes a deal go quickly.
