Hi, does anybody on here know where I can search for duplexes or rental homes within 30 miles from post on Fort Leavenworth, KS? We couldn’t get a house on post so here I am researching. I found a lot of apartments already but I’d like to live in a duplex apt or a rental house if I can find one. Thanks

Locate a real estate office in Fort Leavenworth, 30 mile area, ask them if they know of any rental homes or duplex apt. Their Chamber of Commerce in Leavenworth should help you with this, also. Some real estate offices have knowledge of the rental properties in their area. Look up the local newspaper for their classifieds, on the internet. Good luck on your move to Doodah.

My friend and I, both married, are looking into buying a duplex and sharing the mortgage. We do have a real estate agent looking for us as well, but we want to search for some listings also…does anyone know a good website to search specifically for duplexes that are for sale in the south orange county, ca area?
I am not looking for an agent..as I said I have one, actually we have two looking for us…we are just now initiating the search, and want to also do some looking on our own just to see what is out there while our agents look for us…I am also not looking for a lender I have that area covered as well…so just some websites please…if you are an agent and have listings on your site that meets our needs, please direct me to your site, and if I like what I see I will definately have my agent look at your property…thanks

New ways? Like different types of financing? Talk to your lender about different programs to make sure you’re maximizing your cash flow.

Other than that there are plenty of duplexes up for sale or in foreclosure or probate, get a good agent to work with you to help you to find the best deals possible.

The easiest thing to do is find a realtor. And you can check newspaper listings. It may be hard to find ones that are side by side that are both for sale tho..

Since you will only live in one-half of the duplex, only 1/2 of the purchase price counts. If the duplex costs $100,000, your credit would be a maximum of $5000.

Are these good deals for duplexes or a house?

House:

3 bedroom
2 bath
new appliances & carpet
$680 a month

Duplex:

3 bedroom
2 bath
2 car garage
new everything (never been lived in)
$750 a month

Also, this is renting, not buying… in a town outside a large city.

The question are they good deals is totally relative to the rest of the market in which you live. For example prices and rates here in SC are vastly different than they are in, say, Connecticut. However, I would say those are good deals. Make sure it’s enough square footage for you and whoever else will be living with you. You might get discounts for paying a few months in advance.

To help you out, if you’re not ready to buy yet, make SURE that:
- you’re renting from a company, not just a person.
- they give you receipts for all payments and that you pay by check
- You can always have the rental contract looked at by an attorney of sorts to make sure there’s not anything weird in there.

Also, you may want to look at "rent to own" or "lease purchase" properties, as you won’t be committed to buying the property however if you decide down the road you want to buy it, your monthly payments will actually have gone towards something.

Most important thing is that you’re happy with the location and the property where you’re living. It will, afterall, whether you’re buying or renting, be your home.

Check and see if your county has a housing list for subsidized housing, and plus, depending on the landlord, you may find one in the private sector that would be willing to take Section 8. Wish you allthe best. Take care.
