What is a good accounting software for a business that rents out products?

Quickbooks will NOT work. This is an interior design business, and we have to keep track of inventory, furniture and other things, that are mostly rented out, but sometimes sold. Does anyone know of an inexpensive software that will do this?

Which car rental company rents a sports car in the Vancouver city ?

I m very eager to drive a sports car and i doesn’t own a sports car is there any car company in Vancouver which rents a sport cars like Ford Mustang, Nissan Z ?

not even a single car rental company does this because these cars carries a too high of a risk that someone will surely tear them up and you could try renting directly from a dealership but they ll rent t5rheir cars for a high cost.

Is a 2-bedroom apartment acceptable for a divorced father with 2 kids?

My friend in California is getting divorced. He has 2 kids. If he wants 50% custody, how many bedroom must his apartment have?

My son is sharing custody of his children and he lives in a 1 bedroom apt. He has a futon in the front room where he sleeps and the the kiddos sleep in the bedroom.
It’s not the size of a home that makes it good, it’s the love and quality of care that make children happy, well adjusted and secure.

Anyone who rents a condo ever hire a window washer to clean their windows?

I’m trying to find out if this is something management will allow. The washer would wash the windows and screens from inside the apartment ONLY. No hanging outside the window. This seems pretty simple. I don’t see why it would’nt be allowed.

I’d say you wouldnt even need to ask them cause that’s your space. You should only ask if they are going to use any of the common property in the building. They should be the ones cleaning the outside of the windows but they never do, at least in my building, I hate dirty windows!

How are rents in New Jersey so small compared to the high taxes and to the high property prices?

A rented townhouse in the same complex was recently put on the market for 365K, the rent for that unit was $2100/month. My math says there is no way the place was making money, further proving to me that it is smarter to rent in NJ because of the high prices and taxes. Does anyone actually own and rent property in New Jersey and make a profit? How??

This depends on where the property is located. New Jersey is a long state that runs from being across the river from NY in the North down to Delaware in the south. On it’s west it has Philadelphia and of course the east is the Atlantic Ocean.

There are varied economies that border NJ enough to influence it’s own economy and will affect home prices. For example, in South Jersey homes are very reasonably priced. You can easily get a place that has at least a 1/4 acre of land with 3 bedrooms and 1+ baths for around $200k. If you travel deeper into the state you can get much more for less.

This is a far cry from some of the areas in the north that border NY. Home prices there are reflective of the economy of NY as many people work in NY and travel to NJ to live. In NY it is common place to purchase a property with the expectation of losing money on the rent each month. It’s the way the local economy works.

Lastly, you are wise to check out the rental prices against the purchase prices to see what is a better option. Which is smarter, however, depends on your thinking. I would never rent a property from anyone else unless it was absolutely the only way I could survive. Renting only builds up equity for someone else. Why would I want to do that? I prefer to build up my own equity.

Depending on how new, whether or not you want to be right by the T, if you need a parking spot, and where in the city you’ll want to be. The nicer, safer areas are obviously going to be more expensive. In Southie, you could probably spend about $1600/month, while if you wanted to be right in the city or in Brookline, you’ll be paying more like $2300/month.

As the recession forces tenants out of the high street, shops left empty, will business rents get cheaper?

Already lots of shops in my town have no tenant. But the landlords continue to ask for huge rents. Surely a tenant paying something is better than no tenant at all?

Right now commercial property managers are digging their heels in and trying to command higher rents. Where they have offered concessions though, is in the area of improvements and lease effective dates.

In more basic terms, you can usually get them to make more tweaks to the property before you move in. Also, many property managers are offering free rent in exchange for signing a lease. Depending on the demand in your specific area, some people are reporting a months ore more of free rent. Divided over a 3 year lease, the free rent lowers what you’ve actually paid by quite a bit, even though the price per square foot still appears to be high.

Keep in mind that the advertised rate is almost never what you end up paying. Commercial leases are almost always a negotiation.

I am trying to get some information on a company that rents shrrt term apartments in Los Angeles called LA Happy Stay. Their web address is lahappystay.com. Looking for reviews, referrals,etc. Cannot find any information on them on the web.

The BBB has never heard of them.

They hide their address and use a free email account. The address on their domain registration does not exist, it is made up.

Real businesses have a real address and do not keep it some big secret.

Receiving rents from another country, how do I show it on my tax paper or let the Canadian government know?

I will start receiving rents from 2 properties that I own, I’d like to let the government know because I will sponsor my mother to come here with that money. I only have a part-time job and I need the rent to reach the requirement for sponsors. So how do I do it? Just put it on next year’s tax paper?

Yes. You _must_, as a Resident of Canada, report all your world income.

There is a place for this on line 126 (Rental income) of the T1 return.

You fill out details and take deductions (for property taxes, etc) on form T776, Statement or Real Estate Rentals and put the totals on line 126.
