I have a second home care business and I have been asked to enter the management aspect. These are all vacation rentals so short term.
You need a license (broker, not sales) if you are involved with any of the contracts or any of the financial aspects of the rental.
Depends on where are you located, most states you need a RE license, some just let you complete a management course (offered online).

No a real estate license is not required to be a property manager for apartment complexes, time shares or commercial office management. You need a license if you are strictly working on commission or are being paid a commission for each rental you make. If you are working on straight salary for an owner then you do not need a license.

Real estate laws are governed by state regulations. If you are only managing, not renting or selling, I do not think you need a real estate license. Does this mean you are taking care of the property for an owner? Are you collecting rents? If money is involved, you may need to be bonded in your state. Ask a lawyer for professional advice. Then you’ll be OK
